When the standard either/or approaches to money lead nowhere it's time for the Common Good both/and approach to be explored. I suggest that we establish a new holding corporation to manage sales of property based assets (houses; land; factories, etc. RHD could establish this new corporation and manage it if there were sufficient interest and appropriate partnerships available. Lets call this corporation "The 50% New Deal Corporation" Whenever there is a seller and a buyer for this asset but they are too far from an agreed upon price then they could bring the deal to be managed by the 50% New Deal Corporation (NDC). NDC would assist in assessments of the highest price established for the asset during the last two years - Let us say for example it was $500K 1. NDC would participate in the short term transfer of the asset for 50% of that price ($250K) at this time with the title transferred to and held by NDC for a minimum period of five (5) years. 2. NDC would manage and validate the payment of all property related costs during this time period for a small management fee. 3. The buyer would agree to totally forfeit ownership rights in the asset if there was any deliquency of payment during this time period. 4. At the end of this period (or any prior time upon agreement of the parties) the asset would be offered on the market to the highest bidder with the current buyer given preference for maching bids. 5. The net proceeds exceeding the first $250K purchase would be split between the original seller at 80% and the original buyer at 20% with a processing fee to NDC included before net proceeds are calculated. Is there anyone interested out there? Lets look for innovative new ways to stimulate the transfer of properties for those who are interested in long term interest in homes; land and factories. We need new intermediaries with modest interest in financial gaid to step up to the plate. Bob Fishman Read The Common Good Corporation Book (www.commongoodcorporation.org) Trackback(0)
